Development Analysis & Implementation

Our services are provided in two separate phases, designed to take the proposed development from conceptual planning to implementation and construction. Our mission is to enhance land and stabilized asset values. 

Phase 1 — Development Analysis


  • Provide consulting, advisory, engineering and pre-development services, to include conceptual development plan design, building placements and configurations, and preliminary valuations.
  • Identify applicable mixed-use development options and financing platforms, and preliminarily identify debt and equity options.
  • Assist in discussions and negotiations with the appropriate zoning jurisdictions for the development if necessary.
  • Provide pre-development engineering and architectural services to reduce overall site development and construction costs.
  • Maintain continuity throughout the site pre-development process by coordinating the efforts of the architectural and engineering firms, and other third-party firms that will be providing pre-development services.
  • Within 45 days of engagement, Landform will complete its land valuations and development analysis and will finalize and present to Client all development underwriting reports, proformas and cash flow analysis, as well as all available debt and equity options for development of the Property.

Phase 2 — Development Implementation


  • Finalize the Preliminary Development Plan and development proforma for marketing purposes. This plan and proforma will include development design, land and infrastructure development costs, and individual building construction costs.
  • Market the Property and the development opportunity broadly to credible purchasers, and to joint venture development partners should that be client’s preference.
  • Make available to client all pertinent information on prospective purchasers and potential joint venture partners and submit all offers with sufficient detail as required for client’s decision-making process.
  • Arrange all appointments to view the Property and assist client in the analysis of proposals, assist in the negotiation of proposals, and generally render all services required or requested for the proper analysis of proposals and offers presented to client.
