Development Analysis


  • Preliminary Conceptual Development Planning and Valuation Analysis
  • Determine and underwite all applicable mixed-use development options
  • Provide re-development engineering & architectural services
  • Create Preliminary Development Proformas
  • Finalize Preliminary Conceptual Development Design, Development Proformas, and Land Valuation analysis

Development Implementation


  • Finalize Conceptual Development Plan 
  • Finalize Development Plan Proformas
  • Source potential Purchasers and/or Joint Venture Partners
  • Submit all offers with sufficient detail as required for Client’s decision-making process

Marketing


  • Commence active marketing
  • Enable qualified purchasers  access to marketing materials

Negotiations


  • Review all offers
  • Prioritize offers
  • Negotiate price & terms
  • Solicit “Best & Final” offers
  • Assist owners in making  final selection of developer(s)

Due Diligence & Project Approval


  • Act as liaison with attorneys, escrow officers, lenders, local government, etc.
  • Assist developer with achieving final project approvals
  • Assist developer with due diligence
  • Coordinate resolution of any survey or title issues
  • Monitor & facilitate removal of contract contingencies

Contracting


  • Distribute & negotiate purchase  contracts and/or  joint venture proposals
  • Mutually execute purchase contract  & escrow instructions

Closing

Review settlement statement with owner and facilitate funding and closing.
